The Origin

A mandate that landed overnight.

When FinCEN's Residential Real Estate Rule published in August 2024, it imposed a new compliance mandate on every non-financed residential real estate transaction in America. Closing attorneys and settlement agents — already operating in a fast-paced, high-stakes environment — suddenly faced a 111-field reporting requirement, BSA XML generation, and 5-year document retention on top of their existing workload.

We mapped out what manual compliance would cost: 3–8 hours per transaction to interview buyers and beneficial owners, collect government IDs, populate the FinCEN form fields, and generate valid BSA E-Filing XML. At scale, that's not a compliance burden. That's an existential one.
