Built for the compliance gap nobody wanted to fill.
In August 2024, FinCEN published a rule that asked closing professionals to do work their existing tools weren't built for. The rule was vacated in March 2026 with a federal appeal pending - but the underlying AML obligations, the BSA E-Filing system, and the underwriting and counsel expectations all remain. We built infrastructure for that reality.
FinCEN fields auto-extracted per filing
Closing package to review-ready BSA XML
Independent AI passes per extraction
BSA audit-trail retention window
A mandate that landed overnight.
When FinCEN's Residential Real Estate Rule published in August 2024, it imposed a new compliance mandate on non-financed residential real estate transactions. Closing attorneys and settlement agents - already operating in a fast-paced, high-stakes environment - suddenly faced a 111-field reporting requirement, BSA E-Filing XML generation, and a 5-year recordkeeping window on top of their existing workload.
We mapped what manual compliance would cost: 3 to 8 hours per transaction to interview buyers and beneficial owners, collect government IDs, populate the FinCEN form fields, validate the math, and generate schema-valid XML. At scale, that's not a compliance burden - that's an existential one.
In March 2026 a federal court vacated the RRE rule nationwide. An appeal is live, ALTA is tracking it, and the underlying BSA obligations didn't go anywhere. Firms that stay BSA-ready will be first to comply whichever way the rule lands. So that's what we built VeroFin for - a dual AI review that handles a closing package in under 3 minutes, attorney-reviewed, with a private encrypted tenant and an examiner-ready audit trail.

The five capabilities most compliance tools never quite ship.
We watched closing firms try to staple AML compliance onto generic document tools. The gaps were always the same. VeroFin closes all five.
Dual AI review, not a single pass
An extraction pass and an independent cross-validation pass agree before a field becomes part of your filing. Conflicts surface in your review queue with per-field confidence and verbatim source text.
Persistent entity index
Beneficial owners, LLCs, and trusts are deduplicated across every closing your firm processes - and linked back to the filings they appear on. The second time XYZ Holdings appears, your firm already knows.
Examiner-ready audit log
Every upload, extraction, edit, approval, retry, and filing event is recorded in an append-only audit log with full CSV export - the evidence package examiners ask for, generated automatically.
Tenant-isolated by default
AES-256 in transit and at rest, Row-Level Security in Postgres, Zero Data Retention keys on every LLM call, US-only deployment. Your client NPI never co-mingles with another firm's.
Attorney-in-the-loop, on purpose
We never auto-submit to FinCEN. AI proposes - attorneys decide. Every field shows source page, source quote, and confidence, so a paralegal can verify in seconds instead of minutes.
Pre-validated BSA XML
Output is structured to FinCEN's published BSA E-Filing schema and validated before export, not after. One click, ready for manual submission through the secure portal.
How we turn closing documents into FinCEN filings.
Every VeroFin filing goes through a deterministic, auditable pipeline. No guessing, no hallucination loops, no single point of AI failure.
Ingest your closing package
Upload your HUD-1, closing disclosure, deed, or any combination of documents. VeroFin accepts PDFs, scanned images, and standard closing formats.
Dual AI review extracts and cross-validates
A two-pass AI pipeline reads your closing package: one pass extracts the 111 FinCEN fields, an independent second pass cross-validates against ownership rules, TIN formats, entity chains, and BSA schema requirements - surfacing conflicts before you sign off.
Attorney review and approval
You review every extracted field before filing. VeroFin flags conflicts, low-confidence extractions, and missing required data so you can focus on what needs attention.
Generate and export BSA E-Filing XML
VeroFin generates the exact XML schema that FinCEN's BSA E-Filing system expects - pre-validated, attorney-signed, ready to submit.
Four principles that shape everything we build.
Privacy is Non-Negotiable
Your closing documents never train our models. Never. Your data stays in your private vault and is never used for AI training purposes.
Attorneys Decide
AI extracts, analyzes, and drafts. But the attorney makes every call. VeroFin amplifies your judgment - it doesn't replace it.
Accuracy Over Speed
A wrong FinCEN filing is worse than a late one. We built verification loops, conflict detection, and low-confidence flagging precisely because compliance demands it.
Built for the long haul
The federal appeal on the RRE rule is live; the underlying BSA obligations and examiner expectations aren't going anywhere. We're not a one-cycle solution - we're infrastructure for an industry-wide compliance shift, whichever way the rule lands.
Sovereign infrastructure, by design.
Every architecture decision we made started from the same question: what does a compliance-grade system look like when the data is sensitive and the stakes are regulatory?
Row-Level Security
Supabase PostgreSQL with RLS enforces strict tenant isolation at the database layer. One firm cannot read another firm's records.
Dual AI review pipeline
Two independent passes on every document: extraction → cross-validation → per-field confidence scoring, with verbatim source-text evidence for every value.
US-Only Deployment
All infrastructure runs in US-based Vercel and Supabase regions. Data never leaves the US.
BSA XML Schema Validation
Generated XML is validated against FinCEN's published BSA E-Filing schema before export - not after.
“VeroFin was built to solve a specific problem at a specific moment. The compliance burden on closing professionals was real. The tools available weren't adequate. We built what the industry needed - and we're building for what comes next.”
