In August 2024, FinCEN published a rule that asked closing professionals to do work their existing tools weren't built for. The rule was vacated in March 2026 with a federal appeal pending - but the underlying AML obligations, the BSA E-Filing system, and the underwriting and counsel expectations all remain. We built infrastructure for that reality.

The Origin

A mandate that landed overnight.

When FinCEN's Residential Real Estate Rule published in August 2024, it imposed a new compliance mandate on non-financed residential real estate transactions. Closing attorneys and settlement agents - already operating in a fast-paced, high-stakes environment - suddenly faced a 111-field reporting requirement, BSA E-Filing XML generation, and a 5-year recordkeeping window on top of their existing workload.

We mapped what manual compliance would cost: 3 to 8 hours per transaction to interview buyers and beneficial owners, collect government IDs, populate the FinCEN form fields, validate the math, and generate schema-valid XML. At scale, that's not a compliance burden - that's an existential one.

In March 2026 a federal court vacated the RRE rule nationwide. An appeal is live, ALTA is tracking it, and the underlying BSA obligations didn't go anywhere. Firms that stay BSA-ready will be first to comply whichever way the rule lands. So that's what we built VeroFin for - a dual AI review that handles a closing package in under 3 minutes, attorney-reviewed, with a private encrypted tenant and an examiner-ready audit trail.
